What is a Section 32

If you've ever bought or sold property, then you've heard of a Section 32. If you haven't but you're in the process, it's something you're about to become familiar with.

A Section 32 or 'Vendors Statement' is a document prepared on behalf of the vendor (seller) for potential buyer, containing all of the information as set out in section 32 of the Sale of Land Act 1962.

The Section 32 is a legal document which you will be required to sign, ensuring all the information contained within is accurate. If it isn't, the buyer could be entitled to walk away from the sale or possibly take legal action.

The agent will be providing the Section 32 to prospective buyers and it will contain information regarding mortgages, covenants, easements, zoning, outgoings (such as rates), any bushfire zone declarations, owner-builder information and building permits dating back 7 years.
